For sellers, the new SC Disclosure rules say that you must make the buyer aware of any and all problems with your property, and you must sign a statement to that effect.
For buyers, you must also sign the property disclosure statement, but you do not want any unexpected problems with your new purchase.
Therefore, an inspection by the seller, and subsequent repairs, may help your home sell faster. The buyer can either use your inspection for their satisfaction, or, they may use some other inspector.
A home inspection that is satisfactory to both parties will give each one peace of mind, and ensure that everything is as it is represented.
